For eviction and landlord law firms
Landlords with a new eviction don't wait until Monday.
They call the next firm. Kai answers the calls your office misses, screens landlords from tenants, and sends you every new eviction with the property, the tenant and the amount owed.
Setup takes a few minutes. No setup fee, no contract, and a 30-day money-back guarantee.
Missed calls now cost you twice
Since October 1, 2026, Google can charge a Local Services Ads lead for a call your office didn't answer, if the caller stays on the line more than 20 seconds during your listed hours. A missed landlord is a lost case and a paid lead.
What Kai asks a landlord
- Is the caller the landlord or property manager, or a tenant?
- Property address and county
- Tenant name and how many tenants are on the lease
- Why: unpaid rent, lease violation, or staying past the lease
- How much rent is owed, and whether they want a money judgment too
- Whether a notice has been served, and on what date
- Callback number and email, so you can send the retainer
You can change these on the setup call or any time from your dashboard.
How it works
- 1
Sign up online
Tell us about your firm: who you represent, your fees if you quote them, and where new matters should go. It takes a few minutes. Rather talk it through? Call 1 (802) 232-8873 and Kai sets it up with you on the phone.
- 2
Keep your office number
Forward only the calls your office does not pick up. Your front desk still answers first, and Kai takes the rest, including nights and weekends.
- 3
Get each new eviction in your inbox
After every call you get an email with who called and what they need, and the full transcript is in your dashboard. Tell Kai you only represent landlords, and tenants are told so and pointed to legal aid.
One plan for landlord firms
Kai Line Plus: $149/mo
- ~330 Kai-answered calls/mo, no per-minute charges
- Nights, weekends and holidays included
- An email after every call, with the full transcript in your dashboard
- No setup fee and no contract
- 30-day money-back guarantee
Questions
- Will Kai give legal advice?
- No. Kai takes down the facts, tells callers what the firm handles, and passes everything to you. If you quote a flat fee, you can tell Kai to share it.
- What happens when a tenant calls?
- Tell Kai on the setup call that you only represent landlords. Kai then tells tenants that and points them to local legal aid, so your attorneys do not spend time on calls you cannot take. Existing landlord clients get their message passed to you.
- Does it work with my case management software?
- Every new matter arrives by email with the full details, so it fits any system. We are building direct connections for the common law-firm tools.
- Is there a contract?
- No contract and no setup fee. If it is not working for your firm in the first 30 days, we refund you.
